Vice President of Industrial Development - Speculative

We have an exciting full-time (direct hire) opportunity for a Vice President of Industrial Development with our direct client, a company that’s been in business for over 70 years. In this role, you will oversee the full lifecycle of speculative industrial development projects, for the Southeast region. This is a hybrid role, and the person will work onsite in the Atlanta (30339) office 2 days per week.

Some things you can expect do to:
  1. Identify land for speculative industrial development projects across the Southeast region including studying growing markets and submarkets and analyzing existing and planned competition
  2. Manage the entitlement process, determine submission requirements, schedule for required governmental approvals and permits, attend meetings and making presentations as required (City Councils, Planning Commissions, neighborhood groups, etc.)
  3. Analyze the financial feasibility of all projects, develop project-specific costs budget, prepare pro formas, identify and pursuit costs forecasts, and lead the internal deal approval process
  4. Work with the capital markets team and the sector leader to source debt & equity for your development projects
  5. Lead and collaborate with a team of architects, engineers, and consultants through the design of your projects
  6. Manage project budgets, schedules, and the construction team to ensure successful project delivery and project closeout
  7. Pursue build to suit opportunities associated with your projects and when assigned by the regional leaders
  8. Maintain relationships with stakeholders, including capital partners, land sellers, tenants, owners, brokers, and local governmental authorities in the Southeast region
  9. Maintain contact with individuals and firms within the industry that help create opportunities for the company, including active and visible involvement in industry organizations
  10. Jointly with the sector leader & regional leaders, will develop the annual revenue and profit goals for the organization

What you need to have:
  • 10+ years of experience in commercial real estate development, with at least 5 years of experience in industrial development.
  • Proven experience in speculative industrial development.
  • Existing relationships within the Southeast industrial markets and the ability to establish new relationships that result in development, design and construction projects.
  • A bachelor’s degree in real estate development, finance, construction management, civil engineering, or a related field.

What will make you stand out above the rest:
  • An MBA or MS in Real Estate or Finance

Pay:
The Base Salary range for this role is $200,000 to $250,000 per year plus bonus and other incentivesThe compensation decisions are dependent on the facts and circumstances of each case, such as skills and experience levels.
